
The goal of the Housing Counseling Program is to promote and sustain homeownership for low-income persons. The Housing Counseling Program has been approved by HUD since 1988 to assist households with the challenges of buying and keeping a home.
Mortgage Default Counseling: Helps homeowners determine what options may be available to remedy default and avoid foreclosure. Counselors assist households by arranging repayment plans with their lender and by providing information and referral to other resources.
Pre-Purchase Counseling and Education: Helps households identify and overcome barriers to homeownership. Counselors provide information about a variety of special loan programs. Home Buyer Education classes are also available.
Down Payment Assistance Program: When funds are available loans in amounts up to $25,000 can be made to assist eligible households with home purchases. The program is available to first-time buyers with incomes at or below 80% of area median income. Borrowers must be able to invest, from their own savings, 2% of the purchase price. An acceptable credit history is required. Other restrictions may apply.
This loan is available for homeowners who are at least 62 years of age. Reverse mortgages allow homeowners to borrow against their home equity without having to repay the loan as long as the home is their principal residence.
